  • Our 1960 home had a mix of galvanized and copper piping and the water showed signs that the pipes were failing. We got estimates from three companies for a full house repipe, including a new water line from the meter. Gianni Olivo at Mr. Rooter was the middle priced estimate and I chose him to do the project for several reasons. The first is that Gianni spent a couple of hours at the house on his first visit, explored the very tight crawlspace, and discovered solutions to problems the other two companies didn’t. (For example, both other companies told me they would cut into the tile showers and install large chrome plates over the holes. Gianni measured the hallway and the showers, opened the coat closet in the entry hall, and pointed out that both showers backed into the closet and we could open walls inside the closet and not need to cut the tile at all.) Gianni also scoped the sewer before we signed the contract and looked at our cast iron drains and told me they looked good and didn’t need to be replaced at this time. The other two companies said it would be “a good idea” to replace the drains, but didn’t offer to scope any drains. One of the companies didn’t even go into the crawlspace. The drains would have added a significant amount to an already expensive project. I respected Gianni’s honesty about the condition of the drains, and if they need to be replaced in the coming years we will call Mr. Rooter. As to be expected in a 65 year old home, once we opened the walls we found unexpected conditions that required creative solutions. Gianni was flexible and worked with us to minimize the need to open additional walls. He worked in a very low-clearance crawlspace and an attic that was accessible only by an opening in the top of the garage. During the multi-day project Gianni called me at the end of the work day with an update of his progress, and he called when he found “unusual” circumstances that required a change in our plan. We will continue to use Mr. Rooter for all of our plumbing needs because of this excellent experience!

  • On 5/22/2025 We had a clogged pipe that backed up into our basement laundry room. I called Mr. Rooter, and they had Jason come out here within less an hour. Jason came in and assessed the situation and explained to us what had happened and how to prevent it. He also took the time to check all the piping after getting things fixed & up and running which all looked good (which put our minds at ease as this is my childhood home built in 1974) he also replaced some piping under our kitchen sink (free of charge). By the time Jason left that night, which was late, we were beyond satisfied with our experience. Jason was kind, courteous, and informative.

  • We tried every conceivable DIY solution to our backed up basement floor drain possible before calling Mr. Rooter. When their service man Phil turned up (very promptly) he outlined what would need to be done. At first I was dubious about the cost, but after watching Phil perform all the very difficult, and physical tasks involved, I realized that “you get what you pay for.” Phil is a dedicated practitioner of his craft and gave every measure to solving our problem. The results speak for themselves, our main sewer pipe is clear all the way to the city street pipe.

Frequently Asked Questions About Water Heater Repair & Replacement in Sandy, Oregon

Browse our frequently asked questions below to find answers to commonly asked water heater repair and replacement-related questions. The team at Mr. Rooter Plumbing® in Sandy, Oregon is here to answer any questions you have about our services in our local area.

  • When you’re having problems with your water heater, contact a trusted service provider who regularly works on the type of water heater you own. Enjoy peace of mind that you’ll receive high-quality water heater repairs when you hire licensed and insured water heater repair professionals. Do your research before hiring someone to fix your water heater — read reviews and testimonials or ask friends, family members, and other people you know for recommendations. During your research for water heater repairs, ask water heater repair experts whether they offer parts and workmanship guarantees before you make your hiring decision.

  • You may be able to repair a water heater that isn’t producing hot water by inspecting the heating elements and thermostat and confirming a power supply to the unit. A leaking water heater can require the expertise and experience of trusted water heater repair specialists who will diagnose problems like corrosion and failing pressure relief valves. If you hear strange noises coming from your water heater, flush the tank as sediment buildup in the bottom of it could be to blame. If you don’t feel comfortable diagnosing or repairing your own water heater problems, contact a water heater repair business in your area for help.

  • Check the manufacturer’s label on your water heater since it’s not always worth repairing a water heater if it’s older than 8-12 years old. Calculate the cost of repair versus replacement before deciding whether to repair a water heater — replacement may be worthwhile if your repair bill in the last year is half the cost of a new unit. If you’ve had to bring in service professionals to repair your water heater multiple times, consider a replacement rather than more repairs. Whether or not it’s cost-effective to repair a water heater can sometimes depend on its performance and efficiency to date.

  • If your water heater is leaking due to corrosion, your local water heater specialist will usually recommend replacement rather than repairs. When your water heater starts leaking from fittings or pipes, check the inlet and outlet pipes, as tightening them with a pipe wrench may solve the issue. Faulty temperature and pressure relief valves are safety features that can fail and cause water leakage, seeing the need for plumbing service providers to replace them. If you have water leaking from underneath your water heater, take a look at your drain valve — if it’s open or loose, it may be the cause of the leak – contact a trusted water heater repair expert for help.

  • While the national average for water heater repair is around $600, expect to pay more to repair an older water heater than a newer one, especially if it’s not in great condition and has multiple issues that require repairs. Electric, gas, tank, and tankless water heaters can all have different associated repair costs, so keep this in mind when hiring a plumbing service provider. How much you can expect to pay for your malfunctioning or broken water heater can depend on the issue, like sediment buildup, a leak, or a broken thermostat or element. Labor costs can make it challenging to know how much it costs to repair a water heater since they vary across cities and regions.

  • How much it costs to buy and install a new water heater depends on the model you purchase, with gas, electric, tank, and tankless units often costing different amounts. If you want to buy a water heater with a large tank or a high flow rate, expect to pay more than if you chose a small tank model or a tankless water heater with a lower flow rate. A number of factors can play a part in your water heater replacement costs, such as the company you choose to install it, the need for a permit, and how easy or complicated it is to install in your preferred location. For the most accurate estimate of water heater replacement costs, reach out to a local, trusted water heater replacement service for an accurate job estimate.

  • You should consider replacing a water heater if it’s over 10 years old and no longer efficient or economical to run in your home or business. Water heater replacement makes sense when you’ve spent around 50% of the cost of a new one on repairs within the past year. Keep an eye out for any rust on your water heater tank, which can quickly lead to a leak, indicating the possible end of its service life. When your current water heater isn’t large enough, doesn’t have the features you want, or isn’t as efficient as you’d like it to be, these are good reasons to upgrade.

  • The water heater you want to install contributes to the timeframe for replacement in your home or business. Installing a new water heater usually takes at least three hours and up to five hours, but you can contact your local, trusted water heater service provider for a more detailed estimate. Your existing plumbing connections and whether or not they need to be repaired, replaced, or installed for the first time can contribute to the timeline for water heater installation. It may take longer than the average three to five hours to replace a water heater if instalation of a gas line is required or if modifications are needed to accommodate the new unit.

  • The typical lifespan of most water heaters can determine how often you need to replace a water heater. If you have a high-efficiency water heater, you may enjoy up to 15 years of faithful service, while standard commercial and residential water heaters typically function at their best for eight to 12 years. Homeowners with tankless water heaters that have been professionally installed and well-maintained may enjoy around 15 to 20 years of consistently excellent service. Many factors contribute to the eight to 12 year expected lifespan of a water heater, like the water quality in your area, necessary repairs and maintenance, and its overall performance.

  • Some house buyers may be willing to spend a little more for a house if it has been modernized with a new installed water heater and other plumbing upgrades. Installation of a new water heater or one that is well-maintained, can be a sign to buyers that you care about your property and have taken necessary steps to ensure it’s well-maintained, potentially making it worth more. Things like a kitchen and bathroom remodel, and appliance upgrades like a new garbage disposal or water heater replacement can help increase your home’s resale value. Water heater replacement is one of many factors that can influence a property’s value, but broader market conditions often play a larger role in pricing decisions by soon-to-be homeowners.
