Plumbing services we provide in Prineville and Crook County

Prineville was the original city of Central Oregon, incorporated in 1880, a quarter century before Bend, and a lot of its plumbing is older than anything we see in Deschutes County. Galvanized supply lines, cast iron drains, and clay sewer laterals are still the norm in the neighborhoods around downtown and along the Crooked River. Out past the city limits it is ranches, acreage, and shop buildings on private wells, with frost-free hydrants, stock water, and long supply runs that have to survive a Crook County winter. That mix of old town and open country is why we have a plumber in Prineville every day, not once in a while when enough calls pile up. We have been all over town and all around it, and there is not much out here we have not already seen.

About us. Greg Muensterman started plumbing 46 years ago and has run the Mr. Rooter shop in Bend for more than 20 of them. Four licensed plumbers work out of our Peerless Court shop, every van carries a sewer camera, and the larger vans carry a gas and an electric water heater so a replacement does not have to wait for a second trip. We are a local, owner-run shop, not a call center, and the person who calls you back after hours is a plumber, not a dispatcher in another state.

A recent Prineville job. A Prineville homeowner called with a sewer main that was past saving. We did it the conventional way: excavated the old line, pulled the failed pipe, laid the new, put it under test, had it inspected, and backfilled, all in the same day. We also set a new property-line cleanout at the curb, which the City of Prineville requires. That cleanout is every contractor's stopping point; from there to the street is the city's jurisdiction, and we tell customers that up front so there are no surprises about who owns what.

Old pipes and repiping. The number one thing we see in Prineville that we rarely see in newer Bend neighborhoods is galvanized steel supply pipe. After 50 or 60 years it rusts shut from the inside, and the symptoms are low pressure at one fixture, rusty water first thing in the morning, or a pinhole leak that keeps moving. We can repair a single section, but when the camera and pressure readings show the whole house is in the same shape, we price a full repipe in PEX or copper alongside the repair so you can compare the two honestly. Cast iron drains get the same treatment: a camera look first, then a repair or a replacement based on what we actually find. See our plumbing repair page.

Sewer lines and drain cleaning. Clay sewer laterals and tree roots go together, and Prineville has plenty of both. We clear the line with a cable or our HydroScrub jetter, then run the camera so you can see on screen whether it was roots, a bellied section, or a cracked joint. If the pipe itself has failed, our trenchless sewer line repair methods usually mean no trench across the yard. Drain-only details for this area are on our drain cleaning in Prineville page..

Manufactured and mobile homes. Yes, we work on them, and there are a lot of them in and around Prineville. They need a little more attention when cold weather sets in. The water lines run under the floor in open air, so heat tape on the exposed pipe and dry insulation around the inside of the skirting are what keep them from freezing. The skirting has to actually be sealed, not just hung. And no heat sources under there, no lamps, no space heaters. We have seen what that does, and nobody wants to burn down the house to save a water line. We service the lines, the heat tape, and the water heaters in these homes, and we will tell you plainly what is worth fixing.

Wells and hard water. Outside the city limits, in Juniper Canyon, out toward Powell Butte, and up the Ochoco side, most places are on private wells, and a lot of them have a shop, a barn, or a hydrant line that is plumbing too. Crook County water tends to be hard, and the scale shortens the life of water heaters and fixtures. We handle everything from the pressure tank into the house: pressure-reducing valves, softeners, filtration, and the repairs that hard water eventually causes. We check incoming pressure on every water heater call because a well pump running high can void the tank's warranty. The pump down in the well itself belongs to a licensed well contractor, and we will tell you when that is what you need. See our water softener and filtration service page.

Water heaters. Prineville winters are colder than Bend's, so a dead water heater in January gets same-day treatment. Our larger vans carry a 50-gallon gas and a 50-gallon electric Bradford White unit, and we handle propane connections for homes off the gas main. Repairs most often come down to a thermocouple or an element and generally run $375 to $650, with a one-year warranty on every repair and installation. See our water heater repair and replacement page.

Frozen pipes. Prineville sits at 2,868 feet in open high desert, and homes with lines through unheated crawl spaces, open stem wall vents, or pump houses are the ones that freeze. A frozen line cannot be properly repaired until it thaws, because there is almost never just one break. We help you bring the system back up safely, find every leak, and fix them in one visit. Afterward we can insulate the exposed runs; see pipe insulation.

Emergency plumbing. After 4 p.m. on weekdays and all weekend, our phones roll to a 24-hour answering service that texts the on-call plumber. He calls you back himself with a real arrival window based on where he is, and the flat-rate price is the same at midnight as it is at noon. See our emergency plumbing service page.

Services We Provide

Every service below is available to Prineville homes, ranches, shops, and businesses, with the price quoted before we start, licensed Oregon CCB plumbers, and the Neighborly Done Right Promise. Older places usually have more than one thing going on, so tell us everything you are seeing and we will look at the whole system while we are out there.

Frequently Asked Questions

  • If the house was built before about 1970 and has not been repiped, assume it does. Look under a sink or at the water heater: galvanized pipe is gray, threaded, and dull, and a magnet sticks to it. Copper is reddish, PEX is colored plastic. Low pressure at one fixture and rusty morning water are the classic signs that it is failing, and we can confirm with a pressure test and a look inside the line.
