Plumbing services we provide in Sunriver

Sunriver sits in the lodgepole pines about 15 miles south of Bend, and it is unlike anywhere else we work. The whole community is on a central water and sewer system, so nobody here is on a well or a septic tank, but the lines from the house to the main are yours, and most of them were laid in the 1970s and 80s through lava rock and tree roots. A big share of the houses are second homes or vacation rentals, which means the person who finds the problem is often a guest or a property manager, and the owner is somewhere else. We work that way all the time. Call us, or have your manager call us, and we will handle it, bill the manager, and send you both the camera footage.

About us. Greg Muensterman started plumbing in Southern California in 1980 and opened Mr. Rooter in Bend in 2006, out of a spare bedroom. Today four licensed plumbers work out of our Peerless Court shop on the north side of Bend, every van carries a sewer camera, and the larger vans carry a gas and an electric water heater so a replacement does not wait for a second trip. We are a local, owner-run shop. The person who calls you back after hours is a plumber.

A typical Sunriver call. "Everything is backed up." That is how most of them start. Every drain in the house slows down at once, the lowest shower or tub fills from the bottom, and nobody can tell which fixture started it. In Sunriver that is almost always the mainline, the sewer lateral between the house and the street, and it is almost always roots. The pines here grow straight into old pipe joints. We clear the line with a cable or our HydroScrub jetter, then run the camera so you can see on screen what we found. From there we give you real options, from keeping the line on a maintenance schedule, to repairing the bad section, to replacing the whole run. We price all three and tell you which one we would pick if it were our house.

Sewer and drain service. Because Sunriver is on community sewer, a backup is a plumbing problem, not a septic problem, and the fix is in your yard, not in a tank. When the camera shows a broken or crushed section, our trenchless sewer line repair options usually mean no trench across the landscaping, which matters here because the Sunriver Owners Association cares what the lot looks like when we leave. For the full rundown on clearing slow drains, see our drain cleaning page.

Vacation rental plumbing. Rentals get used hard. More showers, more laundry, more people who do not know which drain is touchy, and more things flushed that should not be. We work with property managers all over Sunriver: we can go in with a lockbox code, fix the problem between check-out and check-in, bill the manager, and send the manager and the owner the same report. If you want to stop getting the midnight call in the first place, ask for our plumbing check-up, which we include with a service visit: water heater, supply stops, toilet flappers, and a camera run on the mainline so you know what you are starting the season with.

Water heaters. A rental with a 40-gallon tank and eight guests runs out of hot water by the second shower, and we hear about it. We size replacements for how the house is actually used, not how it was built, and our larger vans carry a 50-gallon gas and a 50-gallon electric Bradford White unit so most swaps happen the same day. Repairs most often come down to a thermocouple or an element and generally run $375 to $650, with a one-year warranty on every repair and installation. See our water heater repair and replacement page.

Frozen pipes and empty houses. Sunriver sits above 4,100 feet, and a house that sits empty in January with the thermostat turned all the way down is the one that freezes. Lines through crawl spaces and exterior walls go first. A frozen line cannot be properly repaired until it thaws, because there is almost never just one break; we bring the system back up safely, find every leak, and fix them in one visit. For a house that will sit empty, we winterize it properly: water off and tagged, low-point drains opened, water heater drained, toilets emptied and the traps protected. After a freeze repair we can insulate the exposed runs; see pipe insulation.

Emergency plumbing. After 4 p.m. on weekdays and all weekend, our phones roll to a 24-hour answering service that texts the on-call plumber. He calls back himself, whether that is you or your property manager, with a real arrival window, and the flat-rate price is the same at midnight as at noon. See our emergency plumbing service page.

If you are not on site, tell us who is. We are used to working through managers, lockboxes, and a phone call to an owner in another state.

Frequently Asked Questions

  • No. Sunriver is on a community water and sewer system, so there is no well pump or septic tank to worry about. What you do own is the water line and the sewer lateral from the house to the street, and in Sunriver those are the parts that fail: old joints, tree roots, and lava rock. A backup here is a plumbing call, not a septic call.
